Terms and Conditions
**Rates are for select nights only, based on availability. Package Details Room rates are nightly and based on a 4 person occupancy per room (ages 3 and up). Room rates are nightly and based on a 4 person occupancy per room (ages 3 and up). Children ages 2 and under are free and not counted in the total room count. Additional occupants in the same room will be charged a nightly fee, varying based on reservation date. All packages include lodging, meals (beginning with dinner on the arrival day and concluding with lunch on departure), horseback riding, Big Splash indoor water park, use of facilities including our private lake, sports activities, food events, kids’ club program for ages 3 and older, seasonal facilities and entertainment. The following items are not included with your reservation: spa services, gift shop items, alcohol and all bar purchases, water skiing, childcare for ages 0-2 (offered during kids’ club hours), in-room babysitting, arcade games, arts & crafts, and mining camp. Rates are subject to 15% resort fee, 8% New York State Sales Tax and 0.8% hotel tax. The resort fee is added to provide and maintain the Ranch amenities. No portion of the resort fee constitutes a gratuity and no portion goes to any resort associate. A two (2) night minimum is required on most reservations and a three (3) night minimum on most holidays. Rates are subject to change without notice. Further restrictions may apply. Group rates are offered on select dates for bookings of ten (10) or more rooms. To guarantee your reservation we require the first night plus resort fee and tax, payable at the time of booking. A major credit card must be presented along with a valid photo ID at time of check-in Deposits are held as a guarantee, and are forfeited for no-shows, early departures & cancellations made within the cancellation policy outlined in the terms. Non-Holiday Reservations: Cancellations for any reason between the time of booking and up until 2 weeks prior to the arrival date will result in a $30 processing fee. You may reschedule your dates up until 2 weeks prior to the arrival date without a fee. Rescheduled reservations are subject to current rates, availability and restrictions. Any future changes or cancellation of that reservation will forfeit the original deposit. If cancellations are made less than 2 weeks prior to arrival, the entire deposit will be forfeited. Holiday Reservations: Applies to select dates including but not limited to: Memorial Day Weekend, Labor Day Weekend, Thanksgiving, Christmas and New Year’s Eve Packages. Cancellations for any reason between the time of booking these dates and up until 4 weeks prior to the arrival date will result in a $30 processing fee. You may reschedule your dates up until 4 weeks prior to the arrival date without a fee. Rescheduled reservations are subject to current rates, availability and restrictions. Any future changes or cancellation of that reservation will forfeit the original deposit. If cancellations are made less than 4 weeks prior to arrival, the entire deposit will be forfeited. Online reservations can only be cancelled over the phone with a reservation agent. Bill Payment Remaining balance is due prior to check-in. Payment is accepted in cash, money order, travelers checks or major credit card. We do not accept personal checks for payment. Check-In/Check-Out Guests are invited to arrive anytime on their first day to enjoy available facilities. Rooms will be ready by 4:00pm. Complimentary changing rooms and luggage storage are offered until the guest room is available. Horseback riding on the arrival day is stand-by basis only. Dinner for late arrivals can be arranged in advance. All guests must be registered at the Front Desk prior to using any facilities. Check-out time is 12:00 noon, but guests are welcome to stay on property and enjoy the facilities. Meals on the departure day include breakfast and lunch. Late check-outs will incur a fee. Pet Policy Rocking Horse Ranch does not allow dogs or other pets on the property, with the exception of service dogs. A service dog is identified by the ADA as any dog that is individually trained to do work or perform tasks for the benefit of an individual with a disability, including a physical, sensory, psychiatric, intellectual, or other mental disability. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA, and are therefore not allowed on the property. Member AH & LA–NYSH & TA
